CERTIFIED VALUATIONS

We provide Broker Price Opinions prepared by a Certified Real Estate Pricing Specialist. These are the same valuation reports used by banks to determine values on foreclosed properties and in court proceedings and provide greater accuracy than the typical "CMAs" offered by other agents. These reports are prepared at no charge for our clients.

We provide regular lawn care and snow removal, as well as a pre-listing cleaning at no additional cost. We also conduct weekly security and maintenance checks and provide a report to the personal representative.

FREQUENTLY ASKED QUESTIONS

How much do you charge?

We offer full-service listings for 5 percent total commission, with no broker admin fee. We do not charge anything extra to provide lawn care, snow removal, pre-listing cleanings or weekly maintenance and security checks. Other service providers, such as handymen will bill the estate separately, but we'll never order work without your approval.

Why am I being contacted by so many real estate agents and "cash for homes" investors?

If you are a personal representative for an estate, your name and address were included in a legal notice during the probate process.  

The estate attorney has suggested we get a "CMA." Can you help with that?

Why shouldn't we just sell to a "cash for homes" investor? They say they can close quickly with no real estate commissions.

The "cash buyers" aren't interested in the estate's best interests; they're only interested in buying your loved one's home for pennies on the dollar and reselling it almost immediately for a profit.  

How many real estate agents should we interview about listing?

You should talk to at least three different real estate agents or companies to find the best fit for the estate. We all bring different experience and specialties.  

We don't have letters testamentary yet. Is it too early to talk to you?

No problem. We'd be happy to answer questions at any stage of the probate process, whether you're ready to list or not.

Bryan Clapper is the broker and owner of Maker Real Estate. Bryan is a native Minnesotan and former licensed building contractor who has sold more than $21 million in Twin Cities real estate.

A former publishing industry executive, Bryan lives in Blaine with his wife, children and pets. In his free time, he enjoys camping, fishing and traveling with his family in their RV.
